Every roof has an expiration date no matter how hard you try. Eventually there comes a time when all roofs need to be replaced.

Some roofing materials, like asphalt shingles (this is the most common roof material in Eugene), have average lifespans of around 20 years… Meaning your home or business may need a new roof every 2 decades or so.

Other materials, such as metal and slate, have even longer lifespans.

“How do I know if I need a roof repair or a roof replacement?”

Repairing a Roof vs. Replacing a Roof

Sometimes, it can be difficult to know when your need to replace your roof entirely and when you can just repair it. It costs more to replace your roof, but it also lasts much longer than patchwork replacements. Every property is unique, so it’s impossible to give a blanket statement without a consultation. Our roofers know exactly what signs to look for in your roof, and only recommend replacement when it’s absolutely necessary. Our team gets up on your roof and carefully inspects it, noting all signs of damage and needed repairs or replacement. Here are some the common signs you can look for to determine if you need a repair or a replacement:
  1. Your roof is old. The average asphalt shingle roof lasts between 15 and 20 years, less in harsher conditions. Metal roofs last longer. That is usually time for a complete replacement.
  2. You have curling or missing shingles. If you’ve got missing shingles or shingles with curled edges, your roof and its structure have been exposed to the elements. These individual shingles need to be repaired. 
  3. You see broken or damaged flashing. Flashing keeps the moisture out of the joints of your roof, such as around vents and chimneys. If you’ve got broken or damaged flashing, moisture can get into your roof and cause damage that needs repaired.
  4. You get ice dams in winter. Ice dams, or ridges of ice that form at the edge of your roof, mean you’ve got uneven temperature control in your roof. This could be a sign your roof needs a full replacement.
  5. Your ceilings and walls are discolored. If you see discoloration on your ceilings and walls, this could mean that moisture, mold, and mildew are creeping into your home through the roof. If one area is damaged it’s very likely that other areas are damaged, too. This level of mold and mildew damage calls for a full replacement.
  6. You get animal visitors. Unless you’ve let a family of bats in through your front door, having critters in your attic could be a sign that your roof is so damaged that animals can get inside. This could be a repair or a replacement depending on how quickly you notice the problem.

Types of Roofs & Roofing Materials

Flat Roof

A flat roof isn’t necessarily a type of material, but flat roofs present their own unique challenges and needs.

Most flat roofs are covered by a sheet of material known as a membrane, which is designed to waterproof the roof. These materials usually allow water to run off them thanks to a slight incline of the roof into a gutter system. In some cases, such as on garden sheds, water flows freely off the edge of the roof and away from the foundation and walls.

Although flat roofs typically come with a 10- to 20-year warranty, many flat roofs can last up to 25 years with proper care and maintenance.


A shingled roof is composed of rectangular shingles that are laid in overlapping rows, allowing water to run from the top of the roof down into a gutter system.

Shingles are available in a variety of materials and colors, including:

  1. Wood
  2. Slate
  3. Asphalt
  4. Fiber cement
  5. Composite
  6. Ceramic

How long your shingled roof lasts depends on the material it’s made from. Most asphalt shingles, for example, last around 20 years, while fiber cement shingles can last up to 25 years.

For roofs with slate shingles, you can expect to get up to 50 years of life out of them. Some laminated shingles also last this long.


Shake roofs are basic wooden shingles made from split logs. Shakes can be used either for roofing or siding, with the higher-grade shakes typically reserved for roofs.

Homeowners looking for a more rustic aesthetic tend to gravitate toward shake roofing. Shakes provide long-lasting weather protection, but do require more maintenance than other types of roofs.

A wooden shake roof can last up to 30 years with proper care and maintenance.


Metal roofs often use larger sheets to cover the roof than do shingles or shake. The metal pieces often are corrugated and treated to withstand the weather conditions.

Some metal roofs, with routine care, can last up to 50 years, making metal one of the most durable roofing materials available.

“Will Insurance Cover My Roof Repair or Replacement?”

Your homeowner’s insurance policy may cover the cost of your roof repairs or replacement, depending on what caused the damage.

The dwelling coverage on your homeowner’s insurance policy generally protects your home’s structure, including the roof, from causes of damage including fire, wind, and hail damage. If your roof was damaged or needed replacing as the result of a hail storm, for example, then your dwelling coverage likely will pay for some or all of the fix.

If the roof on a garage, shed, or other outbuilding was damaged due to one of these conditions, then any other structures protection you may have may cover the cost of repairs or replacement. For damage that was caused by lack of maintenance or normal wear and tear, however, homeowner’s insurance most likely will not cover roof repairs or replacement.

One important thing to remember when using insurance to cover a roof repair or replacement: You likely will have to pay a deductible before insurance kicks in any of the cost for work. If your policy has a $1,000 deductible, for example, and your roof replacement costs $10,000, you will need to pay the first $1,000 out of pocket. Your insurance then covers the remaining $9,000.
